Strategic Design To Position Homes For Sale
The goal of our staging projects is to package the home so that it appeals to the appropriate demographic specifically, and a broad audience in general. Each step helps transform your “home” into a “property for sale” and ultimately a marketable product.
Owner Occupied Properties
Our process will begin from the front curb of the property, through to the backyard and outdoor living spaces. We will take stock of your existing furnishings and design elements and make changes that will make buyers fall in love with your home’s potential. Room by room, we will help you eliminate visual noise (de-clutter), make recommendations to repairs, updates if necessary, and what to pack away. We will discuss lighting, possible rearranging furnishings for better traffic flow and to maximize space and re-purpose your possessions to show off your home’s appeal to your target buyers.
$150.00 1 hr. / $75.00 per additional hr.
Verbal recommendations will be made. Depending on the size of the home, this should not take more than an hour.
Consultation & Written Report
After the initial consultation, a detailed written report with recommendations will be emailed for you to complete (photos will be taken if necessary).
Consultation, Written Report & Staging
$300.00 - 2 hrs. / $75.00 per additional hr.
We provide a pre-checklist for homeowner to prepare for the appointment in advance. After the initial consultation, we can start staging immediately, if time allows. If a detailed written report is still necessary, it will be emailed. Includes pre-packing items that will not be used for staging the home (packing material not included). To save you time and money, you may do this as we ‘stage.’ We also include verbal & written tips ‘Preparing For Buyer Showings & Open Houses.’
*If another appointment is necessary to come back to give homeowner more time to pack away items, there will be an additional $30.00 trip charge.
Staging enhancements are available to rent on a monthly basis from our extensive inventory of artwork, accessories and furniture, if needed.
Staging For Photography Only
$75.00 per hr.
This normally takes one hour for smaller homes and 2 hours for larger homes. Staging for the photo shoot is different than staging for showings. We will meet photographer the day of the shoot and make sure all lighting, window shades, drapes and bedding are perfectly set - making it show like a model home. Often furniture and accessories also need proper adjustment for BEST photos--photographers do not do this!
If Geni Manning takes the photos it is $250 for 40 photos.

Driving Time Compensation
The first half-hour (equivalent to a one hour round-trip) spent commuting to a location is included in the above rates. Any commute time beyond the initial one hour round trip will be charged in increments of 30 minutes at the rate of $75.00 per hour.
